BURNLEY TERRACE

The Burnley Terrace development presents a unique architectural opportunity as various constraints on the site such as its irregularity in shape and planning form controls encourage a bespoke and distinctive design outcome. The proposal fronts two very active streets with a three-level podium that offers active retail frontages on the ground level with two-level one-bedrooms loft style apartments over Levels 01 and 02. These loft apartments employ a carefully

designed architectural frame that varies across both frontages, generating a dynamic and visually striking interface with the street.

 

As the proposal gets higher, there is a requirement to set the building back to overcome overshadowing controls. The proposal celebrates the concept of ‘terracing’ by defining each layer with contrasting materiality. Architecturally, each layer is bound by a similar language however is unique and individual from one another. By tiering the building, there is a fantastic opportunity to provide generous landscaped terraces both, private (to some apartments) and also communal with garden spaces and entertainment facilities that can be benefitted by all in habitants.

 

The tiered podium provides the grounding for a 9-level tower that sits on top of the site. The tower is located at the rear of the site to ensure minimal impact along street. The architecture is generally sympathetic to the area and the scale and building forms located to the main street interfaces are comparative to other surrounding buildings. Taller buildings are located to the middle to rear of the immediate precinct where they minimize the amenity impacts to the area.
